The Design-Build Difference

No handoffs. No finger-pointing. One team owns the whole thing.

Most renovations split the designer, the estimator, and the builder into three companies who blame each other when the numbers don't line up. Alder & Oak keeps design and construction under one roof and one contract, so the person who drew it is accountable for building it.

You approve a fixed price against a real, buildable design. Then we hold it. Every allowance for tile, counters, fixtures and hardware is written down before demolition, so “while we're in there” never becomes a five-figure conversation.

  • 3D renders before you commit: you see the finished room, not a mood board, before signing.
  • Every allowance in writing: quartz, oak, brass and green, itemized to the dollar up front.
  • One dedicated project manager: one phone number, one person who knows your build.
Fixed-Price Guarantee
70 to 78% of renovations blow past their original budget, dragged there by “surprise” change orders. At Alder & Oak, the number you sign is the number you pay.

The Reveal

Same footprint. A home they almost didn't recognize.

Kitchen after the Alder and Oak renovation: bright open layout with white-oak and deep forest-green cabinetry, quartz waterfall island and brass pendants The same kitchen before renovation: a dim, cramped 1980s layout with honey-oak cabinets and dated laminate counters

★★★★★
We'd been burned by a “while we're in there” renovation before. Alder & Oak handed us every allowance in writing before demo, and the final invoice matched the contract to the dollar. The 3D render looked exactly like our finished kitchen.

One team, one contract, one project manager who actually answered the phone. Our rear addition finished on the milestone schedule they gave us at signing. I never once had to chase anyone or referee between a designer and a builder.

We lived in the house through a whole-home reno and it stayed livable: zip-wall barriers, floors protected, swept every evening. Fixed price never moved. Honestly the calmest big project we've ever done.

Questions, Answered

What homeowners ask us first.

What does “fixed price” actually mean?
It means the price on your signed contract is the price you pay. Before demolition, we itemize every allowance (tile, counters, fixtures, hardware) in writing. As long as the scope doesn't change, the number doesn't change. No mid-project “surprises,” no vague line items.
What if we change our minds mid-build?
You can. You'll just get a clear, written change order with its own price before any work happens, and only if you approve it. The difference is that a change is your decision, priced up front, never an ambush at the end.
How long does a kitchen typically take?
Most of our kitchens run 6 to 9 weeks of on-site work once materials are in hand, and additions and whole-home projects run longer. You'll receive a written milestone schedule at signing so you always know what's happening this week and next.
Are you licensed, insured and warrantied?
Yes. Alder & Oak is an HCRA-licensed builder with Tarion warranty coverage, fully insured, and WSIB-covered. An uninsured worker hurt in your home can become your liability, so this matters. Our work is backed by a written workmanship warranty and verifiable local references.
Which areas do you serve?
We work across Waterloo Region (Kitchener, Waterloo, Cambridge), Guelph, Hamilton and Oakville. If you're just outside that area, call the studio at (519) 555-0164 and we'll let you know honestly whether we're the right fit.
